Associate Director - Land Acquisition - Real Estate Advisory

Our Global Real Estate Advisory client has a new requirement for a well experienced junior / associate director level land acquisition specialist to join their team in Dubai working on projects across the MENA region. Successful candidates will have a strong background in land acquisition and have worked at a major real estate advisory company previously. Preference will be given to candidates who have experience in procuring land for major industrial projects in the Middle East, experience in and around Data Centre projects would be highly advantageous.

This role is available for immediate joining and is for a direct hire, permanent opportunity employed by our client.

Responsibilities:

• Identify, evaluate, negotiate, and acquire lands for the industrial development projects within the company requirements.
• Conduct market research , study and analysis to identify potential land acquisition opportunities in target areas using techniques such as PESTLE , SWOT analysis
• Evaluate and assess the properties based on pre-defined factors such as location, size, zoning regulations, access to utilities, environmental considerations, market demand and potential risks
• Negotiate purchase agreements, option contracts, and other legal documents with property owners, developers, brokers, and other stakeholders jointly with internal concerned parties
• Address and resolve potential issues or obstacles related to property acquisition
• Maintain good relationships with landowners, property developers, real estate brokers, government officials, and other industry stakeholders
• Participate in conducting financial analysis, including land valuation, cost-benefit analysis, and investment modelling, to support the management decision-making and by providing all needed preliminary information and analysis
• Coordinate with all concerned in development, construction, and legal entities to coordinate land acquisition activities within project timelines and budget constraints
• Stay informed about market trends, competitive landscape, and regulatory changes affecting land acquisition and development and provide management with frequent reports and analysis
• Maintain records and provide frequent reports / presentations to management and all concerned parties

Associate Director - Land Acquisition requirements:

• Bachelor's degree is required, Specialty in real estate or urban planning or business administration or finance, or any related fields.
• 5 - 8 years of experience in Real Estate, Land acquisition or related fields
• Strong negotiation and communication skills
• Analytical and critical thinking skills, with the ability to evaluate complex real estate opportunities and assess financial feasibility
• Very good level in using MS office especially Excel/ PowerPoint
• Familiarity in using real estate investment software
