Project Manager - Civil Maintenance, Fit-Out & Minor Works

Our Regional Property Management consultancy client has a new requirement for a well experienced Project Manager for Civil Maintenance, Fit Out & Minor Works Projects to join their team in Abu Dhabi. Successful candidates will have a proven background as a PM for Civil Maintenance Projects on large scale and high profile Facilities Management projects in UAE and the wider GCC and have worked for a recognised Service provider or management consultancy previously.
This role is available for immediate joining and is a direct hire, permanent opportunity employed by our client.
Key Responsibilities:
- Oversee and direct construction projects from conception to completion in order to achieve the Client brief.
- Manage the project stakeholders, project risk plan and the Client requirements.
- Manage the requirements for a turnkey project and coordinate the activities between the concerned departments.
- Receive new Project Requests from Client through FM team, and coordinate the Project Initiation Stage with all stakeholders to ensure Client requests are being understood
- Prepare Project Initiation documentation, creating a baseline for scope, time and cost
- Collect, understand and further develop project requirements, based on information gathered and approved during Project Initiation Stage
- Coordinate with stakeholders (FM team, Client Representative and Design team), to ensure design components of the project are developed with enough information
- Review the project in-depth to schedule deliverables and estimate costs to ensure project stays on time and in budget.
- Study job specifications to determine appropriate construction methods.
- Develop, create and compile, with support of the Project and Design teams, the necessary RFP documents (Scope of Works, Bill of Quantities, Drawings, ID Presentations, Material Specifications, etc.) to ensure PR is created with enough information, and can be processed to Procurement Stage Procurement & Sign-Off Stage
- Coordinate and follow-up with Procurement team, to ensure procurement related tasks are completed and milestones are achieved, based on the Timeline Baseline prepared during Initiation Stage
- Coordinate the site visits with all related stakeholders (Project team, Procurement, Contractors, Gate Pass team, etc.)
- Monitor and respond on a timely manner, on all tasks of the Procurement process that require input and feedback from Operations/Projects team, including responding RFI’s, preparing Technical Evaluation of proposals, etc.
- Coordinate with stakeholders, to submit and receive Client Cost Approval, and follow-up on PO Sign-off stage and Advance Payments
- Serve as primary contact with external consultants, contractors and vendors related to the projects they are assigned to.
- Manage and oversee all onsite and offsite constructions to monitor compliance with building and safety regulations and take appropriate actions in case of none compliance.
- Co-ordinate with the consultants, designers, contractors and suppliers and be responsible for planning the overall project completion including overseeing the ordering of materials, contractors resources deployment, sub-contractor trades interaction, etc., to ensure the various elements of the project are meeting the planned key milestones and achieve overall and satisfactory project completion.
- Review tender document and site work to ensure quality construction standards and the use of proper construction techniques taking preventative / corrective actions when required.
- Monitor the performance of contractors / subcontractors with regards to FIT-OUT projects to ensure compliance with the relevant standards and specifications.
- Manage change requests during project execution (variations and additional works),
- Coordinate with project and design team, all submittals received from contractors, including drawing and material submittals, and ensure the same are shared with the Client by the agreed communication channels, when applicable.
- Manage the contract for the project as well as certify and validate the interim payments, based on site progress.
- Maintain a risk register and revise, update and report to the Line Manager any design, construction and project related risks, including options on how to mitigate them.
- Support Value Engineering exercises on the project in order to produce saving on cost or time, without hindering quality
- Manage the project completion and handover; ensuring contractors have submitted the required documents (completion certificates, as-built drawings, warranties, material data sheets, O&M manuals, etc.)
- Financially close-out the project, including final payments, variations, deductions & omissions, etc. Communications
Project Manager - Civil Maintenance, Fit Out & Minor Works Experience:
- Degree in Architecture or Civil Engineering or Building Surveyor Preferably Chartered Professional member of recognized professional body (RIBA, RICS, ICE, etc.)
- Project Manager Professional certified (preferred)
- UAE Driver’s License Work
- Minimum 5 years of experience on Project Management in a Supervisory level in managing budgets and time schedules on projects from inception through to completion including all necessary authority approvals and demonstrable ability to resolve difficult co-ordination issues between disciplines.
- Preferably minimum 2 Years in GCC Knowledge
- Demonstrate extensive knowledge of architectural design, drafting, building materials, building codes, construction techniques and cost management
- General construction and site practice including programming, site planning, civil structural, mechanical and electrical engineering.
- Project Management, (budget and schedule control)
- Construction (from inception to delivery of complete buildings)
- Proficiency level on AutoCAD Skills
- Excellent written and spoken English with the ability to build quick rapport with all levels of employees, clients, consultants and vendors Demonstrable ability in problem and risk identification, risk mitigation and problem solving and dispute resolution
- Ability to work under pressure to tight deadlines on highly technical projects with limited supervision.
- Demonstrably organized and methodical in approach with a commitment to delivering the projects entrusted to them.
