Senior Project Manager - Contractor - 3 Month Contract

Our Regional Design and Build Contracting client has a new requirement for a well experienced Senior Project Manager to join their team in Dubai to work on High Rise Hospitality, Commercial & Residential Build and Refurbishment projects in the Emirate. Successful candidates will have extensive experience in project management and leadership of build and refurbishment high rise projects & developments.


This role is available for immediate joining and is an initial 3 month contract position as an outsourced staff employed by J10 Consulting.


Responsibilities:

  • Understand the project requirements including master schedule program, cost budget and authorities guidelines.
  • Ensure comprehensive project plan and all documentations are in place to enable the project to be managed against a clear set of defined deliverables and milestones.
  • Ensure deadlines are understood and adhered to and that project objectives are clearly articulated and understood.
  • Evaluate and analyse consultant fee proposals and preparing recommendation report for award before appointment.
  • Participate in design progress meetings and manage the design development delivery program of the project to ensure detail and coordinated design documentation are finalized within the agreed time frame.
  • Involve and recommend the selection of the specification of materials in line with the budgetary parameter and line with the Client’s preference.
  • Manage the process of tender documentation and issue of tenders for various packages including managing and controlling the process of tender clarifications.
  • Evaluate and analyse contractors/ suppliers bids and preparing final recommendation report for award.
  • Upon the award of the contract, involve in the preparation of Contract documents including drawing, specifications, and conditions of contract and program mile stones for the project.
  • Monitor, measure, review and update project process, adjusting project plans and implementing remedial plans and informing all relevant parties.
  • Carry out regular inspection of site work with the consultant against resources and progress to ensure completion on time and compliance with the contract material specifications and quality of finishes.
  • Monitor and manage the process of site material submittals, shop drawings, RFLs and inspections request to ensure that both Consultant as well the contractors performances are complying with the requirement of the project program.
  • Monitor project cost variations by implementing strict compliance to the contract documents by the contractor.
  • Review and approving method statements and scope of works for specific quality control plan.
  • Review and evaluate variations, claims and interim payment certificate and make the necessary recommendation to the management.
  • Ensure all the as built records, O&M manuals and warrantee are handed over at the end of the project to the Client in line with the Contracts requirements.
  • Assist in the preparation of the monthly progress to the management.
  • Follow and monitor the process of authorities’ approvals including Dewa, Dcd, RTA and DM and obtain the final completion certificates.
  • Ensure the snag list is addressed and coordinated with Facilities Management in order to ensure smooth handing over of the project. 


Senior Project Manager Requirements:

  • Candidate should hold a relevant degree in civil engineering and excellent in written &oral English language skills.
  • Minimum 10 years UAE experience in Construction and Project management representing Clients’ side.
  • Demonstrable record of taking designs from inception through to final delivery wherein the candidate was responsible for the commercial and financial performance of the project including but not limited to contract administration, change management, project financial performance monitoring and project delivery to project programme.
  • Knowledge of the prequalification process in selection Consultants and Contractors
  • Familiar with the Statutory Authorities requirements/ approvals and NOCs process
  • Exceptional organizational skills and the ability to quickly adapt to changing environments
  • Thorough understanding of planning / scheduling
  • Commercially astute with good analytical skills
  • UAE driving license
