Vice President Development - Real Estate Developer

Our Real Estate Developer client has a new requirement for a well experienced VP of Development to join their team in Abu Dhabi, UAE to assist in the management of development projects from inception to completion. This role involves the coordination of multidisciplinary internal and external consultants and stakeholders to achieve required project deliverables as directed by the line manager

This role is available for immediate joining and is a direct hire, permanent placement with our client.

Key Responsibilities:

• Project Coordination and Management: Assist in managing business development activities for land, residential retail, and mixed-use assets. Support in identifying and securing new development opportunities, including joint ventures and project finance.
• Feasibility and Costing: Develop feasibility studies for projects and perform project costing in coordination with Project Management. Develop financial models in collaboration with the Partnerships & Investment team and other relevant departments.
• Strategic Planning: Recommend strategies for asset allocation on owned lands, land phasing plans, and pricing based on benchmark analysis. Perform infrastructure costing and develop high-level cost breakdowns.
• Market Analysis: Use market intelligence and media publications to identify trends and recommend land use requirements and development products that enhance project attractiveness and profitability.
• Project Oversight: Review progress with the delivery team and master planning functions. Update and report on development schedules, design deliverables, and risk management.
• Financial Monitoring: Monitor development budgets against projections and actual costs. Provide updates and recommend solutions for deviations.
• Scope of Work (RFP), Procurement, and Consultant Management:
• Develop detailed RFP documents for engaging various consultants, including design, business management, strata, and technology consultants, clearly defining project requirements, expectations, and deliverables.
• Lead the procurement process, preparing tender documents, evaluating proposals, and selecting consultants based on technical expertise, experience, and value for money.
• Manage consultants, ensuring timely receipt and quality of deliverables, confirming payments, and providing technical inputs for change management. 

Vice President of Development Experience:

• Experience: Minimum of 10 years in development management, specifically managing large residential and retail real estate projects valued over AED 500 million.
• Industry: Real estate development, with significant experience in the GCC real estate market, particularly with large master developers generating annual revenue of at least AED 2 billion.
• Education: Bachelor’s degree in a relevant field such as Real Estate, Business Administration, Architecture, or Engineering. A Master’s degree is preferable.
• Strong understanding of valuation, appraisals, and financial modeling of residential and commercial developments.
• In-depth knowledge of architectural design and construction principles.
• Solid understanding of contract procurement policies and procedures within a real estate development context.
• Excellent leadership and communication skills, capable of managing diverse teams and stakeholders
